My journey into real estate didn't start in an office. It started with learning what real work actually looks and feels like.
Before becoming a Vaughan real estate broker, I worked across a wide range of industries — shipping and receiving, international logistics, hospitality, sales, and hands-on trades including concrete finishing, house framing, and PDI home inspections. I learned the value of hard work, honest communication, and showing up for people when it matters most.
Those years gave me something most GTA real estate agents simply don't have: I understand how homes are actually built. I can read a foundation, evaluate mechanical systems, identify structural red flags, and spot what others miss — long before a buyer's inspector sets foot on the property. In Ontario, the minimum down payment depends on purchase price. For homes under $500K: minimum 5%. For $500K–$999K: 5% on the first $500K + 10% on the remainder. For homes $1M+: minimum 20%. For most Vaughan detached homes at $1.3M–$2M+, you'll need at least 20% down. First-time buyers may qualify for federal programs that reduce the effective amount required.
A buyer's agent represents your interests in a real estate transaction. Traditionally, buyer's agent compensation has been paid by the seller through the listing commission. This is negotiated in your buyer representation agreement. I'll explain the current commission structure clearly before we begin — there are no surprises.
Ontario charges a provincial Land Transfer Tax (LTT) on all property purchases. Toronto also charges a municipal LTT for properties within city limits. For a $1.5M home in Vaughan (York Region), provincial LTT is approximately $24,475. First-time buyers may qualify for a rebate of up to $4,000 on provincial LTT.
